Adorable little villa with the best view in town. Very clean, very quiet, very comfortable. Friendly staff. The landscaping and vegetation around the property is just gorgeous, so many fragrant frangipanis. The view is to die for, and it's a very short walk from the nicest beach in Amed (Lipah Beach) where you can snorkel with colorful fish and big turtles, and it's also a short walking distance from some of the best restaurants in town.

The toilet and bathtub could have been cleaner. Not sure if they are stained or unclean, since the water here is heavy with sediment, but anyhow I prefer a spotless toilet bowl and bathtub. If the bathtub was spotless, I would've loved taking a long hot bath.

The sea view villa was exactly that with amazing views along the coast and Mt Agung when she showed herself. Beds were comfortable, had a large 19 litre bottle of water, and kettle, spacious and very private. Staff were charming and helpful. 200 metres from snorkeling off the coral reef which is amazing, several excellent warungs close to hand for meals.

Its quite steep around this part of Lipah beach and a number to steps up to our room which was a bit of an effort for me being 70+, but worth the climb. Shame the restaurant wasn’t open.

Not directly at Lipah beach but a few steps and a few meters walk on the street away - which was great as we had an amazing view over the bay and sea, almost infinity pool and some cooling wind. The villas are spacious, with a great terrasse (we had Villa 1 which we recommend especially if you want to be next to the pool), efficent AC and comfortable beds. Breakfast was good and the ladies very friendly and helpful.

The restaurant is only serving breakfast so we had to walk to a restaurant every day on the road which is not fun at night with kids (even though it is only a short walk). But after some days we started ordering food and enjoyed it on our terrasse which was fine.

Beautiful location and villas. Absolutely stunning, and the best views in Amed. The staff were incredibly helpful, polite, and friendly. The bed was massive and very comfortable. The wifi was great, even in the room - I was able to study without issue.

Great place for snorkeling! • Laundry the night before departure, very nice! • “Warung Asri” just a few minutes by foot. Good food and amazing view looking directly over the sea. • Although you need a driver, you can easily find one once in Amed to help you get around. We met ours on the beach. He ended up not only driving us from Amed to Lipah but also our driver 2 days later to Sidemen.

• You mostly need scooter to get around. There’s no Gojek or Grab taxi. The Villa can also arrange taxi or driver for you BUT you’re dependent on their availability. They charge 250 000 IDR for round trip (drop off / pick up) in Amed.

The view from #5 was spectacular! Gorgeous view of the whole bay and a bit of a view of Mt Agung. For New Year’s Eve the fireworks displays were breathtaking! This property is right across the street from the most fabulous coral reef garden that I’ve seen in all of my travels! The ability to walk off of the beach to some of the world’s best snorkelling was priceless! We enjoyed the view from the infinity pool area and appreciated that we could swim anytime of the day (even at night). The bed was very comfortable. The shower was really special - it is hard to describe, but the part of the bathroom with the shower has no ceiling over it so it feels like you’re outdoors when you aren’t. It’s very decadent. Breakfast was delicious. I also loved that the hotel arranged airport transfers for us.

There were steep stairs up to the room - it was good for us to get the exercise and worth the climb for the view. We loved that the staff carried our luggage for us.

Location of the villas is amazing: you have a view over the bay and can watch the dawn from there, wonderful! Very nice swimming pool, walking distance to the beach (2-3 mins actually), location is very clean, garden perfectly maintained. Villa was bigger than what we expected. Staff was willing to accommodate even very early morning breakfast (e.g. before diving), this was helpful. There is big tank of water for your use and kitchen space. Be aware that this place is not in center of Amed so for ATM or shopping you may need to rent a scooter. There are a few really nice "warungs" nearby, so over 3 days of stay we did not really need to go t the center of Amed.

Although there is kitchen, basic kitchen appliance is missing (there are plates and mugs, nothing more) so you would not be able to actually prepare any food.

Stunning views from our bungalow! Very private, with our own grassed front courtyard. The staff were very helpful with hiring a scooter for our stay. The room was very clean and spacious, and the beds comfortable. Very close to Lipah Beach so easy to walk to.

Not so much a dislike, just a point. The bathroom is an outdoor bathroom, so there were a lot of mosquitoes in there. We needed to make sure we kept the bathroom door closed so we didn’t have a room full of them.

The property is clean and beautiful with only five rooms. The staff is kind and super accommodating. The breakfast is nice. The airco works well and is on when you arrive. There’s a 19L bottle of drinking water in each room. The view over the ocean is wonderful.

The main road lies between the ocean and the property. Depending on your room, traffic can be heard (though not at night). When you book a room, you don’t know exactly which one you will get, and some are better than others.

The hotel is very comfortable in all aspects, the rooms are clean and tidy, room is big, there is a kitchen, and a large refrigerator. What's more, the location is very good, it is a 3-minute walk to embrace the beautiful Marine ecosystem, snorkeling can see all kinds of fish and school of fish. The staff were very friendly, we came here from Kuta Beach, booked a transfer from the hotel, a young man from the hotel drove us here, he was very nice, gave us an introduction to the situation, the long time drive was very good.
