Excellent location, easy access to transportation, clean, polite staff. Bathroom in great condition. Variety of in-room items (coffee tray, iron, etc.) Well organised property and building well kept. Stopped every day to smell the flowers at the lobby.

Since I booked the basic category, I understand that value for money has limitations. For a 3-star hotel comparing with other cities, I missed a fridge, and WiFi faced periodic lagging. By myself, I couldn't manage to get fresh air from the window, which really puzzled me. The safe could have been placed in a more convenient area. Breakfast included almost exclusively sweet offerings, and personally, I missed a hot plate. Though I stayed 4 nights, I spent a little in-room time, so the convenient location and the good condition of the facilities were sufficient for me.

Over the last couple of years I tested several boutique hotels within 10 min walk from Paddington station. This is probably the best I have been to so far. The room - even though facing the main street - was quiet enough. The continental breakfast was also decent. Even though the room was very warm (mid-winter), I enjoyed seeing an extra blanket and an additional electric heater. Folks at the reception desk were very friendly and helpful. Hyde Park and the Central Line just outside - so very good location.

The single room was small, but not the smallest among the boutique hotels in this area. However, the bathroom was slightly larger than in similar hotels - of course, just a shower, however overall quite comfortable.

This is a cosy and very charming hotel with only 17 rooms in 3 floors. It is close to a main (quite noisy) road, but that did not bother us at all. But, there is nothing "happening" here, you only sleep and then explore London for the whole day. The personel is very responsive and reception are staffed 24/7. Overall, the hotel is good but basic.

The continental breakfast is not for everyone. Mostly carbs as in toasted bread, serial, milk and fat-free youghurt. But, there is real butter and some cheese. I am missing some boilded eggs, but other than that it is a good start of the day.

The location is terrific—less than half a block from a tube station and a quick walk to Paddington station. My single room was small but very well organized with good storage. It was very clean and I was surprised there was an iron, board and hairdryer. London was damp and cold during my visit and I appreciated how cosy and warm the room was. Breakfast was basic but fine for me. I was in a back room so I did not get street noise. The staff were very friendly and welcoming.

As some others have mentioned there was a bit of knocking in the walls— I’m assuming from the pipes.

Location is truly superior: 5 steps out of the door and you are at bus station, tube and at entrence to Hyde Park. Room is small but it has everything you might need, feels warm and cozy. Staff was amazing, super polite and ready to meet any of your needs and answer all of your questions. Would come back definitely.

Breakfast needs upgrade. Everything was sugar, sugar, sugar (bagels, jams, fruit yogurts, granola, chocolate spread, muffins...). The only thing you can get that is not sweet is slice of dry toast and cup of coffee. If not to have hot breakfast buffet (like eggs, omlet and similar), at least some salami and some type of cheese would be welcome.

I really liked the location, the staff and the prompt cleaning services. The relation price-quality-location is just the best. The bed was really comfortable and overall it has everything you need for a short stay as a lone traveler. I would like to return and book a bigger room, as staying here is genuinely worth it, since you can move around the city center easily.

Probably the size of a room for one-person should be specified as it is really small and some people may experience claustrophobia. Aside, the door of my shower did not close so it was not comfortable to have to be showering while holding the door.

Great location, nice and quiet and a short walk from Paddington station, 20 mins walk to Oxford Street and Notting Hill and on a great bus route too if you don’t fancy walking. The staff were extremely friendly including the most welcoming and cheery cleaner I’ve ever met. I turned up early and all the rooms were cleaned and ready to check into. Bed was comfy and TV had Netflix. Room had everything you need including safe, iron and ironing board, kettle, tea and coffee, shower gel/hand soap, hairdryer and a nice touch with a hot water bottle and blanket. Continental breakfast was good. Can also leave bags with the hotel for the day when you check out. D

Room was small with no view but I wouldn’t have expected it at this price point.

Very comfortable and clean en suite single room. Small, but it had everything I needed and more with a chocolate on the pillow and view to the park. The continental breakfast was in a well lit basement room, lots of choice of sweet things. Lift very useful.

The aircon on my room didn't cool it sufficiently and although the window opened, it was onto the busy Bayswater Road. The coffee in the breakfast room appeared to have sweetened hot milk, so I swapped to tea. Would have preferred proper China tea cups, instead of tiny glass ones, and a bit more choice of savoury items for breakfast, but that is being fussy.

We liked the location, a 30 second walk to the nearest tube station. There was a pub next door for good food & drinks. We had a balcony room, to sit there with a view of Kensington Gardens. Double glazing, so no noise. The room size was small, but comfortable. Friendly & helpful owner.

The bathroom was very small, a large person would find it hard to move around. The shower base was very slippery & dangerous, it really needed a good clean. There was a smell coming from the shower outlet, so we covered it with a towel.

It was in a great location - easy to get to from Paddington and having Lancaster Gate station literally next door meant we could get to so many places quickly. The rooms were really well equipped and very comfortable. We really liked the fact that you could charge your phone using the lamps!

My only tiny quibble was that the one single bed wasn’t facing the TV; however, I moved the pillows to the other end, so no major hassle!
