The host Barbara was immediately thoughtful when I said I had brought my daughter (adult) with me unannounced for my work trip as she was struggling with some things and I didn't want to leave her at home alone. Barbara set up another place at the breakfast table for her and as the room was a twin in any case she said it was fine. The house is old and full of character. The beds were comfortable and we both slept well once we got warm (see what we didn't like ha!). I had a nice hot bath after my early morning run up into the village of Caistor - well worth a look! My daughter said the shower was good. Tea and coffee in the room was perfect with the tiniest milk fridge I have ever seen. We had an oil fired radiator which we needed and a blanket too. It gets cold and the weather had just turned into autumn the day we arrived. The house is set in the 'BIG' woods so as I ran I saw deer, rabbits, squirrels and I'm sure there were lots of other creatures that disappeared when they heard me coming. Great for exploring, it's a shame that I was only here for one day and for work. Breakfast was of the continental style, cereals, toast, OJ, tea and coffee that you make yourself, fruit, yogurt. That worked very well for us. With a self checkout, we left with a smile!

The only thing and no criticism but I know Barbara had a problem with the central heating so the radiators weren't working. Therefore it was very cold the evening we arrived. We put the oil fired rad on and although it took some time it did take the edge off things. The following morning was not as cold so all good.

Easy parking. Friendly host family. No hassle. Room 1 comprises a good sized bedroom, a sitting room with sofa, kettle and a few books, and the toilet and shower-room. Comfortable. very quiet. The room is separated from all other bedorroms by a corridor so there's no wall shared with other bedrooms. Internet access via 4G (mobile phone) was fine; I didn't try the WiFi. There's no desk so perhaps not an ideal choice if you need to work in your room while travelling. I consider this room to be suitable for solo travellers, couples wanting some cuddle time, somebody wanting to sit and read.

It was all good, and there was nothing that I didn't like; I've stayed here previously so knew what to expect. I'd not hesitate to book this room again if the occasion arose.

The room (double bed, front of house) was actually a conglomeration of three spaces (a sleeping space, a sitting space with a sofa, and the shower-room and toilet). The space was cosy and comfortable, and it was not awkwardly arranged. I felt "at home" straight away. The building is within a large forested estate, with no passing traffic and very quiet. Access to the building was straightforward and parking was adjacent to the door. I was welcomed by the hostess in person, but there was a key-box option on request. The hostess was very pleasant and friendly. Breakfast was a simple help-yourself affair of cereal, toast and fruit, with juice and milk, tea and coffee all available. The sleeping space had two USB "charging-sockets". Overall I enjoyed my stay and I'd be happy to stay here again should the need arise.

There was nothing that I didn't like; it was all comfortable, clean and pleasant so, instead, I'll add additional notes: Business travellers might like to know that working in the room was not convenient for typing or writing on account of there being no desk space. It might be possible work at a table in the breakfast room, but that is a communal space and, moreover, the power sockets weren't convenient for using a computer. People with poor mobility might like to know that access to each bedroom is through three doors, up a flight of stairs and then through three more doors. I thought that the room (double-bed, front of house) would be a cosy space for a couple needing some peaceful space and time in which to re-connect.

The location was beautiful. There was an excellent hospitality tray and there were chocolates on the bed - always a lovely touch! The staff were very accommodating of the fact that various travel issues had left us running extremely late for check-in. They kindly made a self check-in possible.

It is old hard flooring in the entrance and when we went in there was a cockroach. We were worried this would mean the house was dirty, but it really wasn't. The exit from the room is through a very snug breakfast room, which made leaving a bit tricky with other guests there eating their breakfast!

Once we arrived we let ourselves in and found our rooms. It was such a breath of fresh air seeing little pots to make hot drinks not sachets and the milk fridge was fantastic even if it sounded like a jet wash at night being on but didnt bother me! The breakfast was great also all we wanted and lovely way to set it all out many thanks again.

There was nothing to dislike about this the stay really just a bit of helpful feedback. We did get a bit confused in finding it, on approaching the house you come to a private residential caravan park, to the left is a road which leads to the house. Maybe a larger sign for the house at the entrance would help as others said - Also on here mention to go to the caravan park as sat nav's take you elsewhere we found before seeing the text message. Maybe also a draft excluder on the doors to corridors to keep some light out as its very bright in the rooms at night.

It's a lovely B&B in a very quiet location. Barbara was very welcoming & showed us to the breakfast room & the twin room which had a bath plus all lovely Radox & shampoos This was a bonus for me as I'd just hurt my back so a nice Radox bath was bliss. The beds were very comfy & the mini milk fridge was a nice touch. WiFi great. The breakfast was serve yourself with no timecoinstraints, plentiful with fruit juice, toast & jams, yoghurts & several cereals. We thoroughly enjoyed our peaceeful break in this lovely setting. A very pleasant drive up a long tree lined drive through the woods.

There was nothing to dislike about this B&B. We did get a bit confused in finding it, on approaching the house you come to a private residential caravan park, to the left is a road which leads to the house. Maybe a larger sign for the house at the entrance to the woods would be an advantage. The man at caravan sales told us everyone stops to ask is this the right place. He told us the other road into the B&B is closed because the bridge collapsed, hence having to have access through the woods & Park which is really lovely.

I travelled for a quiet solo getaway. I was greeted by the host who was incredibly welcoming and kind. The room I stayed in was big, comfortable and inviting! There were so many lovely added touches which just made this the most homely and wonderful stay. The location is sublime and easy to access with a car. Very peaceful and cosy. The breakfast arrangement suited me perfectly and there was always fresh fruit and bread laid out, along with fresh orange juice, milk and an array of breakfast foods. Would definitely come and stay again!

We loved the location, lots of scenery and very quiet. Room was cosy with a nice coffee seated area and was clean. Some nice local places, we had a lovely meal/drinks in The Salutation, which is only a short walk away. The breakfast was self service, I wasn't aware so was a little disappointed. It was cereals, toast and coffee so quite basic. Just an half hour drive away there was a lovely antique village at Gainsborough - worth a visit.

Sadly our TV didn't work, it had sound but no picture.

Very good communication from the hosts. For the price was amazing, lots of little touches, from a chocolate on the bed to proper milk not those little cartons usually left in a room. Comfy beds, lots of hot water for the bath, warm and toasty room. A really nice continental breakfast selection, self service ( my daughter scoffed 3 "pain au chocolate" lol, but cereal,toast, yogurt, fresh fruit available) . I only stayed for one night but if had stayed a full weekend beautiful location : would've done a bit of walking in the beautiful wooded grounds and lake.
