The room was spacious, clean and well presented with the provision of additional items such as kettle, a heater and electric fan. Bathroom toiletries provided. Location is very convenient to small local shops and for access to buses to City centre.

Unusually, apart from speaking to someone by phone on arrival I did not see or speak with any members of staff during my stay - not that that was an inconvenience. The room had shutters but no effective means of cutting out the street lighting. Consequence was a non-dark room at night. Traffic noise was low but constant with busy road nearby. Small points: no clothing hooks in bathroom; cheap single ply toilet paper.

It was brilliant only issue was we asked for ground floor and ended up on first floor

Location was great, about 15 min walk to city centre. Ease of check in. Allowed us to check in early. Room clean, great for a 1night stay. Get what you pay for. Plenty of places to eat out on way back from city centre.

The thought of shared bathroom but we expected this when booking so can't complain. To be honest don't think we were sharing as didn't see anyone else using our facilities. Bathroom facilities very basic (2of 3 of us chose not to shower, but as expected)

Room was really neat and totally enjoyed the stay after a long day tiring trip. No facilities disappointed. The toilets , beds everything was so clean and neat . Super friendly location and easy access to city ,by bus 5 mins or by walk is just 15 minutes to city .. Plus was a mini fridge where we stored our food . Had all other necessary things like water, kettle, coffee,tea .

Very comfy bed.... had a little fridge...plenty of tea n coffee n milk... if you needed anymore you could pick them up downstairs near front door... had a fan n hairdryer.... compact room.... you check in over the phone...to enter the front door then they talk you through getting into your room where your room card is waiting for you inside.... about 20 minutes walk into town...a nice walk.... would stay here again...

Could do with a lick of paint...bit dated.... in the shower needs re-tiling in base of shower....looking bit shabby.... the radiator cover was broken in part in bedroom...

This was a clean, safe place to stay. When I arrived, when I got on the phone with whomever, she very carefully and clearly walked me through the process of entering the building, and my room, etc. I also very much liked the close distance to the city center of York.

The room was small but well-equipped. For a budget night one-night stay near York city centre the room was perfect and well-priced. It was good to have small touches provided like tea and coffee and shower gel.

There was no one available to check me in in person but the lovely lady on the phone talked me through how to access my room. She was very helpful and patient.

Friendly owner, clean and in a good place just a mile or so out of York city center. If you're not afraid of a 20 min walk, then great, if you are then there's plenty of buses to get you into town.

Bathroom is a little cramped. But, honestly, its a minor issue. For a short stay, which we did, it is ideal.

Really cosy room, with everything you needed in it. Overall happy with the stay Had to use codes to get into the property but the lady I spoke to was very helpful and explained the process step by step.

The toilet room was a little on the small side, but it didn't ruin my overall experience of the stay

The bus was 5 minutes from the b&b which saves on taxis, 20min to the town center. A key card to open the doors which was convenient, small Cafe on the main rd for meals. Very nice accommodation for a short stay.
