Starting from the parking, there is free parking on the street itself just in-front of the hotel. Or else they have got plenty of private parking spaces rear side of the building. Thats more safe and secured. Then check-in was totally art of technology. Entering the pin, collecting the key everything was smooth and there were no difficulties in finding our room. All the instructions were straightforward and clear. The room was neat and tidy, toilets were clean and odourless. Hot and cold water available. Basic facilities like hair dryer, iron box, kettle for boiling water were present. The magazine of Landmark and attractions in Edinburgh was really handy for new travellers like us. Surely will recommend to my colleagues and friends.

They were real friendly and helpful, they answerd real quickly to any questions. They made an amazing tutorial for how to get in and how to get the key , so it was very easy. The location is in a quite good area with near public transport. And additionally it has a lovely local bar nearby (Nauticus), I reccomend it! For the price everything was amazing and more. Thank you so much!
Its a bit old building so I think for the room I was in, it would be lovely to have a renovation, just to feel more cleaner. (but the room was clean) But we only were here to sleep and the beds were comfy so I cant complain at all.

The room was spacious & warm
The fact that bookin.com got it all wrong, you never informed the hotel about my disabled nephew who is in a wheelchair, when getting to the hotel there was 12 stairs to get in then a further spiral staircase to access the room, apalling!! Had no option but to lift my 23year old nephew upstairs, downstairs to get to room! When involving staff with this horrendous experience it turns out booking.com did not tell the hotel there was a disabled person coming on the day! there was certainly proof on my behalf this was discussed with booking.com & the hotel was able to see this proof! I had to leave my nephews electric chair outside with plastic bags wrapped around it under a tree incase it rained! Totally disgusted with this nonsense & am going to publish this! Apalling behaviour

Room was large and spacey. One of the mattresses was uncomfortable but the other was excellent. There was a bit of a dampness in the room probably due to the previous residents having spilled water (?) on the carpet. Easy to check in and check out. Bus stops within 2-3 minutes. Supermarkets within 2 minutes. Beautiful garden/park opposite of the property where we saw people enjoying a quiet time.
Room on first floor so carrying up luggage was difficult. Room was a bit damp (but we opened the windows so all well). View is of the parking lot - the room we were assigned did not have the Park view.

The location of Park View Guesthouse is on a quiet street across from a park, it’s an easy 10 minute walk from the tram stop The Foot of the Walk, with a grocery store and restaurants in the nearby area. The building and interior has character and a historical feel to it. Even though our room was in the basement as opposed to the airier and grander upper level rooms, we did greatly appreciate the cleanliness of the bedding, towels, and bathroom, as well as the free use of the luggage hold shelves when we arrived before check in and for a few hours after check out. As well, we would like to add that when we requested a mattress change of one of the beds (as it was too soft to even sit on), they quickly and efficiently replaced it with a bit of a better mattress, even with it being a Sunday that day.
The entry process/code box to get into the building was quite finicky and didn’t always work on first try. There isn’t a front desk, so finding someone to speak to in person takes a bit of time. The one bed in our room had a mattress that was too soft and dipped quite low when just sitting on the bed. But as was mentioned already, we received prompt attention and a satisfactory response in the replacement of the mattress.

We enjoyed the view to the park, as promised in the name of the property, and we profited immensely from the location, being very close to both a tesco superstore as well as public transport stations. The staff was kind enough to help us at 2 in the morning with an issue to the key lockers and the rooms were cleaned each the we requested. The bedrooms were spacious and the beds were confortable
I believe a shared dining space would have made this property a 10/10 for us, as we were a group of people that would rather pack lunches and visit the city continuously. Additionally, we found the water temperature knobs a little bit confusing, especially for the shower.

Location, access to transportation, restaurant and supermarkets, parks and nearby places to visit. It’s also in a quiet neighbourhood so that is a plus for us. Price, well no one can beat the price considering it’s proximity to the city centre. Really good one.
we do understand that the place is really old and all are in the vicinity so No issue with that and we have stayed to even older ones, we found the beddings and Toilet really clean but the carpet really needs deep cleaning.

I was particularly impressed by the staff, especially the manager, who went out of their way to assist and organize everything for our trip. Recognizing it was our first visit to Scotland, the manager kindly provided me with valuable travel information and recommendations for sightseeing, which was an unexpected and excellent touch. Furthermore, while visibly busy cleaning and organizing a room, one helpful lady noticed me wandering in the car park and actively offered assistance in finding the entrance. She even went above and beyond by inquiring about my room number and personally guiding me to its location within the building. Finally, the manager's proactive message the next morning, checking in on my comfort during my stay, confirmed their genuine commitment to exceptional customer care. When I requested a kettle replacement, they promptly delivered a brand new one to my room on the same day, ensuring a clean and comfortable environment.
I found the mattress in my room to be somewhat uncomfortable due to the springiness. Could you please have someone check it?

It was in a nice location and in walking distance of buses and trams. It had a lot of food places around and a lovely park opposite. The room was nice and clean. They replied to your messages quickly. If you needed any more stock like toilet rolls they were just outside our room. They had a car park which we were able to use and felt comfortable leaving our car in.
The shower was very temperamental. It was either boiling hot, luke warm or cold. It would go from boiling hot to cold even if you turned the dial a tiny bit
