The room is good abd comfortable bed, location is very good.
The shower water was cold in our room and as there is no reception was nobody there to check those kind of issues and it was a bad experience expecially during the winter.

The location was perfect. Super convenient directly across from the tram and the M&S food. Lovely old building well maintained and safe. I don't know if I should add this in the like or didn't like but there was a weird creepy half door up at the ceiling that was a little questionable but no ghosts came out so I guess it was ok in the end ; ) The bed was very comfortable.
The size of the room was very small. You could barely fit in 2 pieces of luggage in there and still be able to walk around on the floor. I know it was going to be small but the reality is there was barely any walking space around the single size bed. The only other issue was the temperature in the room was very hot and there was no way that I could find to change it anywhere.

great price clean and spacious room flexible on check in/out free coffee and fruit available good location, close to main attractions, close to tram and train station no staff on site but always available online
the only challenge for me was figuring out how the opening of building main door and room door works. make sure to read the instructions attentily. The doors seemingly only open within your booking "time slot", after check in hours and before check out hours. I couldn't open the main/room door at 10:50 on checkout day, fortunately staff were there and helped me

My stay in Joivy Haymarket was good. The bed and pillows were comfortable. The inside was very cozy especially with the Christmas decorations. I liked that there was a mini kitchen and place to eat. The room and bathroom weren't big but to be honest as a woman and solo traveller it was enough. The room was cozy, clean and warm (even tho there's some cold breeze coming from the window but the bed is on the opposite side). They left a sweet treat on the bed which was nice. The property is also very easy to find and in good location. The tram, train and bus stations were 1 minute walk which was very convenient when you have luggage. Most landmarks were also walkable distance from the property so it was really easy to get around the city. There are many places to get coffee or something to eat around the place and different grocery stores. Overall I enjoyed my stay.
There were two things that bothered me. One was the check in time I arrived ~30 min earlier. As a person who once worked at a hotel I understand the 3pm rule. It's everywhere. However I think that at least for the main door it won't be bad to enter a little earlier so you could wait inside since there's enough space. The other issue was with the window in my room. It was closed but there was still some cld breeze coming from the window even though it was not windy outside, so one of the nights I was cold. And one more thing that is not really an issue: one morning a strange thing happened. It was either someone who decided to clean the window from the outside or there was an animal crawling up. I don't know what it was but it scared me lol (just sharing, it was not an issue)

We had room number 2. Very large, with a comfortable wide double bed, a small sofa, a table and a wardrobe with drawers for clothes, and a nice bathroom with a shower. Very close to the main attractions of the city. Contrary to some comments, we had peace and quiet during these few nights even though the hotel is located on a quite busy street, one of the main ones in Edinburgh. True, we could hear the tram in the distance, but it wasn't bothersome at all. In the living room, which is open to everyone, you can make good coffee or tea. A lot of people complain about the door opening system, but it is not complicated at all. Before leaving, it was enough to watch a YouTube tutorial on how to open such a lock and that was it. A simple and very practical system, in my opinion safer and less reliable than a system based on magnetic cards that can be easily lost. The hotel is run remotely and contact with the staff is mainly through the application because there is no physical staff there. Therefore, you need to have a permanent internet connection, as they mention in the e-mail before arriving at the place. The obvious lack of breakfast and we don't know what the parking situation is like, we arrived by plane. Overall, we highly recommend it.
Due to the fact that my girlfriend is short, the mirror in the bathroom is hung a bit too high, so a user under 160 cm will have a problem. The regulation of the shower faucet is the opposite, the adjustment on the left is water and on the right is water temperature. We do not know whether this is due to the generally accepted English system or the simple negligence of the plumber. The seat in the toilet is of the old type, not slow-falling so you have to hold it to avoid making noise.

The property is in a good location. The room is cozy and comfortable and has everything you need. I like that the key/access to accommodation is on your phone, don’t have to worry about carrying around a room key or stressing about misplacing a physical key. There is plenty of tea/coffee available and little biscuits to take which is a nice touch.
It was a bit noisy in the room - you could hear other guests in the hallways and in the shared living spaces.

I liked the shared areas. The room was very cosy, the heating was great, the coffee and tea were great, the bed was very nice, and it was very easy to enter with just a single click on the phone. Toilet paper, more cleaning products, the iron and iron board were easily available. Great location, just in between the airport and town, around 20 minutes walk to the castle, a supermarket across the road with a train station too, and plenty of coffee and breakfast places around.
The bathroom tile was broken, and the bathroom door was broken, tiles had to be careful while walking into the bathroom, and we had to leave the doors open because the handle wouldn't work, making it hard to enter or leave.

The property is fully automatic. You have to use your phone to open the doors, which is a good thing, but if you’re not familiar with the technology or using your phone, it could be a little troublesome and also there is no staff no one to guide you so if you have any problems, you have to call them. if you carefully read all the guidelines and follow the instructions, you will have no problems and the whole experience will be very smooth, which is the part that I liked very much. Also there is everything you need in the common place and in your rooms. Just look at the drawers and you will find everything you may need.
The property in my opinion is a very high performance and low cost. There aren’t any parts that I didn’t like. Based on what I am paying and what I am getting there isn’t any part that I didn’t like.

The location was convenient - not in the city centre but within 2 minutes walk was train station, tram stop and bus stops, (including the airport bus), it was an easy walk into the city centre, and had a M&S food across the road. Room was spacious, comfortable and quiet (I was at the back of the building)
Access into the shower wasn't great - it was a step up and the width of the gap to get in was narrower than my shoulders - it has a bit hard to get in and I was worried getting out and stepping down that I would slip. The kitchen was a bit dated, but it wasn't a bit deal and handy to have

The hotel is super well located. This made the whole trip to Edinburgh very good and easy going. The room for one person is small, but enough.
Although I really liked the fact of self-entry and contactless Check-in and Check-out, because my room was in an underground place, the WiFi and the internet signal were not that good, so the unlock of the room door took I little bit longer than I would have liked. One other negative aspect for me was the head of the shower. Most of the holes were clogged, so the amount of water coming out was a little bit less than what I like.
