Watch the street from the old window with a scotch.

Maximum 2+2 cars can park if they leave some space for pedestrians, I saw at least 9 rooms. Breakfast is from 8 to 9 PM. The shower doesn't work properly.

We stayed at the Ben Doran Guesthouse during the Hogmanay week. Before our arrival we asked for a room without carpet because of my sensitivity and we had a lovely big room, just outside the main entrance, who was clean, calm and with everything necessary. The breakfast is included and it's in a lovely room with a characteristic decoration. The guest house is perfectly located in a residential area, in front of a bus stop at 20/30 minutes walk to the center with somes pubs and stores nearby.

When there is a lot of wind outside there are a little too many drafts in the room. A towel rack in the bathroom beside the sink would have been convenient :)

Nice older property. Charming decor, quite Edwardian so some would say dated. Good-sized room. Buses to central Edinburgh are almost outside the front door. Yet the room was very quiet, and we could open the window for fresh air, and look out onto back gardens. Nice restaurants/pubs a few blocks away. Fairly close to Arthur’s Seat, if you are very fit (we are not, but were tempted). Nice residential back streets nearby to experience the Edinburgh vibe.

This is quite petty, but breakfast room staff would have fairly long conversations (5 minutes or so) with other customers and not notice that we were still waiting for something like more coffee/tea. They did not engage with us as easily, though we stayed 4 nights. Not sure why, we speak good North American English and are pretty friendly. The breakfast chocolate croissants came from a plastic bag and were not very nice. I am not fussy, but could only have 1 bite. The rest of the breakfast offerings were fine.

My partner and I came to Edinburgh for my birthday and this lovely guesthouse did not disappoint! Lovely view, very classy inside and the staff were absolutely wonderful! Breakfast was lovely, from hot buffet to a variety of cheeses, yoghurts and pastries.

As this was a self-check-in and out guesthouse, the Guestbook was on show to guests with all guests information on it…so it was a bit freaky wondering who else, that is staying in the hotel, knows my information, but everyone seemed nice to be fair. So I don’t think there was too much worry about really. Other than that, we loved our stay. My partner on the other hand said “There wasn’t Bacon.” 😂

The room was very clean and comfortable with tea and coffee making facilities and ensuite shower & toilet. We liked the traditional feel and decor. There was a very good choice for breakfast with both hot food and lighter/continental breakfast to suit all tastes. The staff were helpful and very welcoming, and there was plenty of information available on the city - a nice touch was a bowl of sweets on the table in the entrance hall. We really enjoyed our stay here.

The bedroom window was quite draughty, but it was very windy while we were there, and rather cool for June!!

Room was very comfy and clean. I spoke to the lady who I assume was the manager while eating breakfast on my first day and she was happy to stop and chat about the area and general chit chat Bathroom was clean and easily accessible from my room. Breakfast on the first day was great. Was also able to check in early as I'd arrived in Edinburgh earlier than I expected.

On the second day of my stay, the lady who I previously spoke to was away on holiday, and so the breakfast was a little underwhelming. I was told that they weren't doing breakfasts that morning buffet-style like the previous day, but I could still ask for whatever I had yesterday. I asked for a full breakfast with scrambled eggs but the man in the kitchen said he wasn't sure how to cook those, so fried them instead. No bacon, beans or mushrooms either. Room was good. Comfortable bed. Breakfast was upstairs in the main hotel and was modest, but absolutely fine. Cheerful service.

Bathroom was cramped for space. Bathroom waste bin had not been emptied prior to our visit, and not emptied during our visit. Someone else's used socks left on couch in bedroom. Just little things. Breakfast was self service hot foods but there was only scrambled eggs, and sausages and mushrooms with tomatoes. Where was the bacon? black pudding? Maybe haggis? Helping of tea and toast were good, fair choice of breakfast cereals but croisants and pain au chocolat in plastic wrappers.

The staff was absolutely wonderful! Very kind, gave us good advice and information. The location was quiet and the bus stop was right across the street.

Our room had a step up shower. It was a little difficult to get in and out by myself . Also, our room had a pump assist waste water system that was noisy and woke us up at times.

The staff let us check into our room very early, which was a massive bonus as we were both absolutely shattered after our overnight train journey! The staff were very eager to assist us. We stayed in the basement room 12, which was huge, with a very large comfy bed and loads of space! Breakfast had plenty of fruit, yoghurt and the usual but bacon would have been nice also! :) The hotel is adjacent to the bus stop from the city centre and opposite to the one into town. Although it is only a 30 minute walk from the town centre there are frequent buses, which is very helpful in case it's too wet to walk! :)

We were kindly given the largest room in the guesthouse, as we had informed the guesthouse that we were visiting on our honeymoon so they were kind enough to treat us. The room was large and clean and the bedding was very comfortable. Parking at the guesthouse was a big plus as we drove quite far and didn't fancy having to leave our car parked elsewhere. Convenient check-in at any hours. Delicious breakfast with plenty of choice for everyone.

Our room had no soap. There was one squirty bottle of shampoo in the shower, but that's it- no hand soap at the sink, and no shower gel. We'd have thought that at least a B&B should provide soap on the sink. Also, we bought our own soap from Lush, but when we came back after a day out, we found that the cleaner had thrown one of the bars out (it was wrapped in the brown paper that Lush uses for its products). The wifi was also not set up to make wifi calls, and the basement room we were given had no signal, so I had no way of using my phone for calling other than literally sitting in the window.
