Perfect location only 5 minute walk from train station. staff were so friendly, couldn't do enough for us. our room was superb with a huge queen bed, so comfortable and room had a large bay window overlooking views of the Christmas Markets the Wheel and castle. Breakfast was served until 10am and there was lots of choice of hot and cold buffet food, cereals, breads, lots of fruit and fruit juices, yoghurt and pastries. service was first class. we also ate in the lounge and had the club sandwich which was great value for money and again perfect views of the Wheel and markets. Bedrooms are well equipped with Hairdryer in a bag on the shelf, an iron and ironing board and bathroom had lovely fluffy towels slippers and robes and lovely shower gel, shampoo and conditioner. there's a luggage room to leave luggage before and after check in which was great too. We would definitely recommend this hotel and we'll certainly be back.

The room was clean and a good size with a very comfortable bed. The staff were friendly and very helpful. Breakfast was plentiful with good choices. The wet room meant for much more room for showers then small cubicles we have had in hotels previously. Would book here again.
We booked two rooms one for myself and my husband and one for our son and it would have been nice if they had at least been on the same floor if not close by. One on floor 3 and one on floor 7 was not wonderful. After a shower, being a wet room meant that it took an age for the pool of water on the floor to dissipate which meant getting wet feet for quite a while afterwards if we needed to use the facilities again. We had to ask at reception for more loo rolls as we had run out and they were not replaced when the room was serviced.

The staff went above and beyond to help. We stayed for 3 nights in the most lovliest big room. Our bed was enormous and so comfortable and snuggly. The bathroom was big, and the shower was lush. There was shampoo, conditioner, body wash, and moisturiser. There was everything we needed in our room. Clinton made our bed and cleaned our room every morning and gave us fresh, clean towels. Breakfast was so yummy, iam dairy free, and the staff went above and beyond to make sure I only had oat milk and made me a latte every morning. If there was anything you needed that was not out, they would go to the kitchen to have it cooked for you. The staff on the front desk was also helpful and happy to help with all our needs. Our hotel was on the doorstep to everything within walking distance. Will definitely be back. Thank you 😊

Very well located with spacious room, excellent views. Staff were helpful and very professional. Excellent breakfast with huge range available and high quality products.
There was nowhere in the shower to put the excellent products other than on the floor of the shower which, with my balance issues, was neither practical nor safe. It was a great shame as the products looked to be high quality The coffee machine and kettle had to be removed from their shelf in the room and transferred to another part which had power sockets. Power sockets would be better in the unit housing the kettle and coffee machine.

The hotel is in an excellent location on Princes Street, a short distance from Waverly train station. Staff were courteous, polite and helpful. The room had a castle view, which was a lovely touch and even though on a main road the noise from the traffic/street was never an issue. The room was a great size, with a queen size bed. Coffee/tea facilities, toiletries, robe and slippers were all included. Overall clean and comfortable, everything you need for an enjoyable 2 night stay.
Having to go home....could have stayed longer! Possibly firmer pillows but that is a personal choice

Soon as you walk in - it shows luxury. We arrived to the front desk and the staff were very polite and helpful. The gentleman that was on around midday on arrival supported us with the surrounding area and even walked us to our room and showed our room and amended the tea and coffee area to keep away from our 2 year old, what a welcome. The gentleman even gave our son a balloon as he could see he was very excited. The lady with him was very smiley and happy to see us. Our room was perfect, we visited the restaurant and WOW what a view and how amazing the drinks and menu were. We love it here and such a great location. Staff and venue were all on the same level. How lucky we were this christmas. Breakfast was beautiful.
Think I’ve got to say there wasn’t any.

Location was excellent, central for everything, staff were very nice and the hotel is nice.
Your get noise from very early on as well as noise from the trams. Also, when we stayed there was a Function on in the dining room so if you were expecting a quiet dinner or a drink in the lounge area it was not happening. We had to take drinks to our rooms which for what we were paying don't think this was very good plus music was very loud. We ate out. The last point the tea and coffee facilities provided in the room was poor, not even a biscuit which you normally get even in a B & B

I loved everything except the pillows and the price. Excellent staff. Many thanks to Kimberly and Jo. They were both very kind and very professional. Well stocked up milk and coffee. Very clean room. Massive TV. Comfortable beds. Beautiful restaurant and delicious food. The resraurant staff keep a distance when talking to you. I really appreciated that. It shows respect and consideration towards others. The location was perfect
The pillows are hard and too thick for me. I prefer soft and low. I didn't like the price either. £165 a night is a bit steep. The lighting I didn't like the fact all lights were connected so all on or all off. I would have liked lamps with individual switches. I tried but could not change it.

The staff were all very helpful and friendly. Emma and Tom who served us dinner in the restaurant were delightful.
The toilet roll holder was almost off the wall and we were fearful that it would fall off during our stay. The shower glass screen is a little short, which means that water goes all over the bathroom floor. Our sleep was disrupted every night about 04:00 by the Marks & Spencers delivery lorry. I appreciate that this is out of your control. The pillows were all the same and a bit lumpy.

The location was excellent, right on Princes St, with both the bus and the tram at the door and shops all along the street . The breakfast was standard fare for a hotel , adequate but not exceptional .
There was no ramp access to the lift from the entry so I had to drag my very heavy bags up about 7 steps to get to the lift ( and reception was on the 1st floor , so there was no one to help me ) The cost seems excessive ( about £ 270) for a very standard room.., maybe it’s just Edinburgh prices but as it was not even the Festival on or the Military Tatoo, I had expected prices to be a bit lower . It was like prices in London
