Lovely room at a great price . Location was excellent. Had all the things needed for our stay such as an iron, hairdryer etc . Shower was hot and powerful. Bed was very comfortable. Host very accommodating with bag drop off and even went above and beyond to facilitate our room being ready early as we got there first thing in the morning. There was even a little treat box left with goodies which was a lovely touch. Would definitely recommend.

The location was perfect. It's quite close to the bus station if you're taking coaches. A few walks away to the stores and essential shops like Sainsbury or M&S. The owner sent easy-to-follow instructions on how to get to the flat / room. The room was clean. Got a nice view outside - we were staying at the top of the flat. Heater is working fine. Shower is nice and clean with lovely strong and warm water. The owner was easy to contact for any concerns or request.
The stairs going up can be quite challenging for someone who's got mobility issues. Noise problem: Some of the renters were quite loud during the night. I heard people chatting downstairs at 1AM and banging their doors shut. Also a few incident where a kid was running around outside our door. These are unavoidable though.

Owner really communicative and helpful. Lovely welcome gift on arrival - thank you! Easy walk into centre of Edinburgh Comfy beds Room was quiet even though basement flat on a main road
I didnt find description online clear - this was one big room with separate kitchen and separate bathroom - no shower, just a bath. No hook or towel rail in bathroom so towels and washkits had to go on the floor Has been really well set out but feels it isnt quite finished. Not very well equipped kitchen for basics - could be really lovely with a little more time and thought into kitchen Would be a really good space for 2 or 3 people but 5 was a bit of a squash - only seating for 4

Great little studio apartment with everything you need....Great location!
I personally found it a little small for 3 adults, but as it was only a few nights and we were out more than we were in, it was fine.... I didn't like being at the back of the property as our view was of a brick wall.... but it didn't matter as we were out most of the time.

Location, cleanliness, easy of checking in, communication from team.
Wifi is very slow. Large Bush TV on the wall is outdated, cannot play you tube or Netflix. Kettle in the kitchen was not working at that time.

The heating system in the bathroom was turned on and could not be turned off. It was really hot in there. It was okay for us but an incredible waste of ressources.

Brilliant central Location. Clean and comforting. Property had amazing period character, much better than a cooperate budget hotel room. Essentials provided. Useful supplementary information provided by owner's website. Honest and and upfront about not being suitable for those with mobility issues.
Booking advert and photos are a little confusing. Property offers appropriately 9 rooms of similar arrangements. The 2 letter code seems to describe the room location Front (F) - North Facing, Back (B) - South Facing and the number is the floor. It was not clear from the advert that the room is in a studio arrangement; the beds are in the same room.

loved the central location the most! we were in the main city centre in no longer than 5 minutes by foot. our apartment was clean and had all the amenities we needed. we felt relatively safe in the area and the process of self checking in was straightforward as they provide you with very clear instructions a few days prior to your arrival. Julia was consistent with her communication and was always there to answer any of our questions. highly recommend!
a full body mirror in the apartment would be nice! and also for people to note that there are no elevators in the building.

The location was near to the centre to be able to walk to all the sights but also quiet enough to be away from the hustle and bustle. The room was a nice size and temperature, even though it was very cold outside. A great shower and very clean.
The fridge wasn't very cold, and they didn't have bag storage facilities which would have been very useful on a city visit. A choice of de-caf drinks sachets would have been nice as my husband doesn't drink caffeine, and maybe a useful list of where the nearest shop, a list of nearby places to eat and things to do, there is a comedy club literally doors away for example. These are not dislikes just a nice to have.

Good location, clean and cozy flat.
Thin walls and pretty loud, if someone upstairs walking literally everything in flat shaking like it’s earthquake.
