Couldn't fault it really, great location within walking distance of the Christmas markets, castle and train station and checking in and out was stress free. Very spacious and all the facilities you need. Was absolutely spotless also. Would stop again.

Only slight issue was the window in the bedroom which was single glazed and therefore was quite noisy during the night with a few bars directly across the road. It also wouldn't stay open properly and as the heating was on permanently it was quite hot in the bedroom with not being able to keep the window open slightly. ( Room 14 ). Maybe an extra wardrobe wouldn't have done any harm either and the hangers were quite awkward to use as they couldn't be removed. Small inconveniences that didn't spoil the experience overall.

We loved the space. The apartment was nicely appointed. Location was very convenient. We loved having access to a kitchen and everything we would need to cook was supplied.

We stayed over a weekend so there was NEVER staff onsite during our stay. We ran out of toilet paper on Sunday so definitely no staff, we ended up wandering the hallway and opening any door that wasn't locked until we found some. Also, the apartment is pretty well insulated but we were on the first floor so there was a bar right below us. You will hear music from the bar. It is not terrible but if you are the type of person who need silence when you sleep then ask for a higher floor.

The property was in a good location however NO PARKING. The property itself does not have parking and the Q Park that the hotel recommends is a walk away. We found a street close by and paid however this was very expensive during daytime so we moved the car. To park close to the property your car has to be low emission zone friendly too. The rooms were great and clean as well as a comfy bed and shower.

The original room we were placed in was on the top floor and was freezing. This being said it was January and the heating in the room hadn’t been on I’m guessing for cost effectiveness. We had to therefore ring the emergency number as we were both shaking from the cold. The man on the phone was exceptional and moved us into a warmer larger apartment free of charge. This saved our trip! Also DOG CHARGES APPLY. We stayed for one night and it is £10 per night with a MINIMUM £20 charge. You also have to pay £50 deposit which is refunded as long as no damage occurs.

Apartment was clean and ideal for us as a family to all be together. Parking would have made it easier as unloading the car wasn't the easiest. Lift was broken and we were on third floor. I suffer severe hip problems so this wasn't ideal but not the end of the world. The location was good. 10 minute walk to the play house. Everything u needed in the apartment. Car alarm went off the whole night we were there and there were bottle clinking outside but this is no fault of the apartment owners at all. Was very warm and cosy when we got there as was minus degrees outside. No noise in the block of apartments from other occupants. Would stay again.

Location was close to bus terminal, train station and city centre. So close to everything that we required. Having a washing machine came in very handy.

Front door needs to be looked at. It opens in two halves. It's way too heavy, hard to get luggage through and it slams shut really loudly. If Spires is going to provide tea and coffee, it should also provide uht milk. No point in providing half a service. No clothes dryer or clothes horse. The overhead cupboards were too high. I couldn't reach the crockery that were in the overheads. I had to ask my husband to bring some plates and cups down and keep them down on the bench fir when I needed them.

Location is very good. An easy walk from the station although a bit up and down hill. Where in Edinburgh isn't? As it turned out we spent more time in the Old Town than the new so perhaps we would look first over there next time. There was quite a lot of noise from the street on the Saturday night but this was not a major issue. Value for money was good through the prism of Edinburgh during the Festival. Facilities were very good, including a full kitchen with dishwasher and washing machine.

It would have been nice to have some drawer space for clothes as we were there for 5 days. I just lived out of my suitcase. It's a minor point.

Easy to find, easy to check in/check out. We could leave our luggage at the reception. Rooms were clean, tidy, beds were very comfortable. Comunication was very good too. The accommodation is very central, easy to walk everywhere. I recommend and would stay here again.

Our room was facing a quiet street so we were super fine during nights but our friends in the room facing main street found it difficult to sleep as there was a night club nearby. It was a weekend stay. At the pictures everything looks as new but the wall paintings and carpets remember some guests ... not big issue.

Great location, short walk from Waverley station. Friendly smile from helpful young chap at reception. Liked the security arrangements with code locks on doors and keys to the room. We were able to leave our luggage on checkout day as we had a late train which was very valuable as luggage deposit at Waverley Station is expensive and might need to be booked at busy times (e.g., during the festival).

Noisy macerator arrangement for the loo. But not really a problem as it doesn't run for very long when loo flushed. Arm chairs and couches not very comfortable but not an issue unless you are going to spend a lot of time sitting around in the flat. Beds take up a lot of space which might be an issue for large people. Not an issue for us.

The property is extremely close to the centre, so it is a great place to stay if you’re planning on staying around central Edinburgh. Before staying, I went through quite a lot of the recent reviews that were left and I have to give major props to the owners of this apartment as they seem to have improved on every single suggestion that previous stayers have commented on! It’s so nice to see people take pride in the places they rent out and be so open to suggestions of improvement!!! Would definitely stay here in future and would recommend to anyone who’s wanting to explore Edinburgh!! Just to add as well, we had stayed on a Sunday, so their reception is closed. However, they had an extremely helpful 24/7 phone number that you can call in order to receive the help required!!

-The location is amazing, right next to the city centre. -Other reviewers complained about the noise coming from clubs in the vicinity, but we didn't hear anything (perhaps because we visited during the week?). -The beds were extremely comfortable. -The bathrooms looked fairly new and very clean, and the shower was nice and hot. -The kitchen was well equipped. -All floors had lift access. -The staff was very welcoming and helpful.

-The toilets have a macerator system in place, which is quite noisy. -The flat is carpeted throughout with the exception of the bathrooms which are tiled. The carpet had several stains. I don't personally think that carpet is a good choice for a rental, but if you want to have carpet, it should at least be deep cleaned or changed regularly.
