A great location just outside the hustle and bustle of Edinburgh's main streets but within walking distance of the Royal Mile and its attractions. Despite not being on a main road, I felt really safe walking around the area alone. The facilities in the suite were great, tea/coffee/milk/sugar were available, as well as toiletries. It was really clean and well looked-after. My 3-night stay was over 2 bookings and after communication with the accommodation I could stay in the same room/ not have to check out and in again.

Generally in the communication via Booking.com messages I felt the customer service was lacking in basic politeness. I also returned from being out all day to the door of my suite being left wide open, not only is this risking the security of my belongings but also made me feel nervous and unsafe going into my room. I messaged the property and although they confirmed housekeeping had been (I wasn't aware this was offered by the accommodation), I didn't even receive an apology which I felt, again, is basic manners and customer service. I also have no confidence that this has been escalated to ensure it doesn't happen again.

Great location and very useful to have a small kitchen included. Entry was via key code which I received at the official check-in time. The apartment was clean and comfortable.

The apartment was an attic room at the top of the building up a lot of stairs -this was ok for me, but might not be for some so advance warning would be useful. The main issue was lack of communication -I messaged via booking.com a few days before arrival with a payment question and only got a response at checkin time with my key code. I then messaged after the event as I had left behind earrings of sentimental value-a month later still no response, and when I tried calling it rang out. I would like to rebook in future as the apartment was good but am hesitant due to the unresponsiveness.

Room was massive, amenities were nice. The ease of check in and room entry was appreciated. Beds were extremely comfortable and a welcome spot to rest at the end of a long trip or busy day. We booked our stay at Royal Princess Suites with only a few days notice, due to a cancellation of our previously booked apartment having a plumbing issue. While this was done with a little hesitation due to short notice and speed of finding and booking, we were more than happy with Royal Princess Suites. Highly recommended!

Not really a complaint, but the only thing of note would be the broken chandelier in the room. The lighting still worked, and caused no issue, but it was held together with a rubber band. Again, this was no issue just noted, we were thoroughly happy with our stay here.

Absolutely loved the beds, extremely comfortable. Also loved the fact that Netflix was available on TV, although at night the connection was bad when everyone else was probably using it too. The suite was very clean and fully equipped with everything you need. Another thing I liked about it was that you could turn on the central heating as needed. The location was fantastic, in the heart of the city, lots of restaurants nearby.

There was no cold water in the shower, and it was almost boiling hot. Another downside - in order to reach the room, we had to climb many stairs (even some spiral, narrow ones) with a large heavy trolley, and we were not aware until we got there.

The facilites were good. Everything was provided with cutleries and cooking equipments. I've communicated with a booking staff through phone call and sorted quickly. We managed to have an early check in as well because our room was ready during that time. Location was good too as it was just nearby the centre with around 10mins walk.

One downside was there were noises coming from a hostel beside the property in the middle of the night. This is not a fault of the property owner nor staffs but we were just didn't able to sleep nicely on the first night.

We got room 10, most rooms are with sofa bed included which is great! Very nicely presented, nice interior, comfortable beds, very big room as well for the price given. Especially with genius offer, totally worth it! Clean bathroom with bath, the best location you can ask as you're in the middle of the old and new town. Would definitely recommend. They also let us check in earlier due to travelling from far distance which was very nice.

It was unsure what room we would be getting and the pictures don't line up with the room you will have, so I suggest ringing before hand and making sure you have all requirements filled (for example some old reviews were upset to receive a twin bed room for their romantic getaway). So I'd highly suggest calling since my messages on booking.com weren't answered, which was a bit unfortunate. But when I got there and asked for a room with sofa bed earlier to the check in time, the staff was very understanding and believe they changed our initial room so we would have a sofa bed. Therefore still good experience but there is a variety of different types of room so I'd say make sure of that before hand!

Lovely large rooms, fantastic central location yet quiet away from the noise of Princess st. Nice welcoming lobby.

There was no bath and the shower was awful, if you don’t want to wash your hair yet still wash it was virtually impossible to get away from the jets. It was small cramped and the doors didn’t close properly which was disappointing in such lovely large rooms. I do wish they would put two covers on the pillows which were lumpy and were exposed at the ends and it wasn’t nice to think hundreds of other people had slept on them and similar was true of the duvet which was open at the bottom . As the covers are only washed it’s unpleasant these were not covered properly.

We had a junior suite, which is a duplex and is lovely. There were a few things that could be improved such as some peeling wallpaper, where there had obviously been a leak, and the bathroom floor wasn't quite finished. A bin lorry with woke us up at 5am as it was very loud with smashing glass. However, the location is excellent and right in the city centre so we couldn't expect silence. We didn't see any staff so no hello or goodbye. We would definitely stay there again.

Great location, good space and kitchen very useful. I really like the service they did our dishes which I didn't expect so was great. Lots of space to store luggage and rooms were warm and cosy. I like the idea of self check in.

I thought the shower was very small for tall people. And the communication with staff is very difficult. Prior to booking I tried to confirm some info but never got reply back, I had to ring them and the answer I got was also very limited. During my stay I tried to communicate with them again to inform of a mistake I made on my booking (my fault) but never got a reply back, tried to ring their number and got no answer aswell so I think they should invest more in customer support.
