A waterfront location in Leith. While not a city centre location the tram service is less than 5 minutes walk from hotel and costs just £2 for a ride into city centre. Relatively quiet but there are plenty of restaurants and bars within easy walking distance. The hotel is very comfortable, and I was able to upgrade my room to a suite for about £33 per night. The room was large and comfortable. The bar and restaurant are not as glamorous as some Malmaison's I have stayed at but very good nevertheless. THe food and drinks are reasonably priced and good quality.

The lighting in the room was a bit dull....for a large room there was a large lamp / modern light and three table lamps. The gym is small but adequate for a light workout. While towels are provided there was no water but a very helpful member of staff did provide a carafe of fresh water and a glass.

Free car parking for a good standard hotel is hard to come by, so is a definite plus. The staff were very helpful and always said hello in the passing. When we made a request to the front desk it was attended to within minutes, which was also most helpful. Hotel was clean and has a lovely waterfront location. Easy access to good public transport into the centre of Edinburgh. Comfortable bed and pillows.

Overall, the room was a little tired. The bathroom extractor fan did not work so we had a sauna experience. Reported the fault but not remedied during the stay. Nothing else of note.

Smoth Check-in and Check-out. Spare towels and pillows available for use in the room already. Room service menu was available. Free drink offered at check-in for giving up room cleaning service to be more eco friendly which i thought was a nice touch and as i was was travelling alone, i took advantage of this. Good Hot and Cold breakfast opions available.

Plenty of older style USB sockets on both sides of the bed, but couldnt use them as my charger is a USB-C, meaning i was unable to charge phone next to bed. Had to charge it at the 3 pin plug near to the desk, but a small critisism.

I thought the location and the building itself were fantastic. I loved the bed in our room Restaurant and chap working there early Friday night provided a great experience which is in stark contrast to the Bar Manager in the bar completely ignoring us because he had dropped something behind the bar instead of putting focus on a quick explanation of what he needed to do. Just looked surly and walked into back room behind bar. This was 6pm.on Friday btw.

I thought whilst the room was nice but there were issues with chipped and damaged wood on skirting. Bathroom looked like there had been damp treatment and there was an odd smell in the bathroom and whilst it wasn't overpowering, it wasn't fresh smelling either. If we had been staying more than one night I might have raised it.

The hotel is located in a quiet area but with plenty of pubs and restaurants. It is conveniently near a station on Edinburgh's wonderful cross city tram line. Access from the airport and into the city centre was cheap and easy. Leith has a lot of attractions for visitors like Edinburgh. I liked the option to not have the room serviced every day of our stay - in exchange for free drinks at the bar as an acknowledgement! The hotel wifi was fast and free. The hotel is housed in an interesting historic building.

It's a bit picky but the bathroom extractor fan didn't work, there was no bathroom window and so the whole room got quite damp. There was no light shade on the very bright main room light which made it feel cold and stark. It's a matter of taste but the hotel bar was not well stocked with a variety of drinks and certainly no locally produced beers and spirits.

The location on the waterside in Leith was lovely. There were many excellent restaurants and bars nearby. The area seemed quieter at the time I visited than the very busy city centre, this was a positive for me. The building, the former Seamen’s Mission was interesting and well-restored. Good choice of drinks and food in the bar and restaurant. Good service from friendly, helpful staff. Breakfast was plentiful and very tasty with high quality products. Took advantage of the offer to upgrade my room and was upgraded two levels.

The carpets, walls - generally the decoration was looking a little tired. Everywhere is so dark, communal areas, bedroom lights and bathroom, I’m not sure I liked this. A brighter light in the bathroom would have been helpful. Toiletries - there was no body lotion, I checked in reception about this, they do not offer this. They had really nice hand wash, shampoo and shower gel. They even offered a massage bar and calming mist by the bedside, so why no body lotion? Be warned if you, like me, travel with minimal toiletries. The only shower in the bathroom was a rainforest one. For people like me who don’t want to wash their hair every time, please have a flexible shower attachment.

The staff were very helpful and friendly, we enjoyed a lovely evening meal in the restaurant, special mention to Harshit who made us feel very welcome. The breakfast the next morning was excellent with a nice choice of hot and cold dishes. It was good that we were able to leave our luggage at the hotel when we checked out while we visited the Royal Yacht Britannia. We would definitely recommend.

Not a complaint but I think the bathroom window in 224 could do with a blind it felt draughty and the film covering the window panes did not go to the edges of the glass and made us feel there wasn’t much privacy when the light was on.

We stayed here overnight on the 2nd September for a special occasion. We contacted the Hotel prior to arrival for an early check in. When we arrived , not only did we have an early check in, but the hotel had given us a free upgrade to a superior room. On entering the room we were greeted to an ice bucket two glasses and a free bottle of prosecco. An absolutely fantastic gesture by the hotel staff which was very much appreciated. The Hotel is stunning and in a prime position on the Leith water front. Our room was over looking the water front. The room was amazing and extremely large. The decor was amazing and unique. Words cannot describe how nice both this room and Hotel were. The pictures we took just don’t do it justice. Staff were attentive and amazing during our stay. We had full Scottish breakfast in the morning. The food was to such a high standard and faultless. Overall, stunning location, brilliant staff and an out of this world hotel experience. I cannot rate this place high enough and will definitely be returning soon.

We booked the Malmaison for a short city break and were not disappointed. The location was perfect for both enjoying Leith and also the ease of travelling into Edinburgh city centre. The hotel itself is excellent, clean, spacious and quiet rooms, with a nice relaxed bar and restaurant. The best thing about the hotel? Undoubtedly it's the staff. Service throughout, from check-in to check-out was some of the best I've experienced. A special mention has to go to the restaurant staff whose professionalism injected with friendliness and humour made dining there a memorable experience.

Staff went out of their way to make me feel welcome as a solo traveller, upgraded me to a suite and found me somewhere quiet to finish up some work in the hotel after I checked out. Could not have been nicer. Location is great on the water- 2 minutes walk to tram stop into Edinburgh but less than half the price of a city hotel.

I would skip the restaurant - better dinner options nearby and the staff seem a bit new and low morale.
