The staff was friendly and helpful. The location was spectacular. The room was nicely clean and comfortable.

There was no breakfast or restaurant at the hotel. The common space carpet was spotted and dirty...a disappointing first impression.

Location is perfect for tourism - right on the Royal Mile and convenient to most tours

Many other hotels will have a full breakfast included. Fraser Suites has a partnership with a small cafe next door but not at the level of some other hotels nearby.

Location is excellent for the city sights, proximity to the train station a big plus, but the directions from the train station to the hotel that the hotel gave mentioned to take the "New Steps" but did not mention that there are maybe 50-60 of the steps, with quite an uphill grade, somewhat difficult with luggage. It's quite a bit uphill to get to the hotel. To do with out steps go up Cockburn Street and make a right on High Street and in maybe 50-75 yards you will come to St. Giles, the street the hotel is on, and turn right. Hotel is 20 yards further. You can roll luggage all the way to the hotel doing this. For breakfast you have to go to the attached building for food, it's run by another business, you pay separately. But you do have micro/fridge and plate and utensils in the room so there are options, which we used. Thankful for that. The staff was very helpful. The room was quite comfortable.

Location is fabulous. Just up from Waverley train station and you are just off the Royal Mile in the old town. Room was comfortable and having a studio gives you a little more room flexibility than a standard hotel room. Great to have a fridge to chill the champagne for New years eve. We didnt pre-book breakfast but ended up having it twice and the choice was good for the price paid. What makes the difference is that all the staff were really friendly, very helpful with help and advice, looked after our luggage when we arrived and on departure and generally just happy to chat.

If we were being super picky, it would have been nice to be open both of the windows in the studio. One of them opened but it looked like there had been some recent refurbishment in the rooms and the other window seemed to have been painted shut.

The hotel was very well located for exploring Edinburgh - close to shops, restaurants, cafes, bars and the Christmas markets. It was also well located to explore further afield via tram, train or bus, including the Airlink Express to the airport, with the nearest stop being less than a 10 minute walk away. The room was nicely decorated, with a kitchenette including a fridge, comfy bed and plenty of storage. The booking, check in and check out process was straightforward. I hadn’t realised a £50 deposit would be required on checking in, but was assured this would be promptly refunded on check out.

Some small improvements would have made this a 10/10 review. For example, the heated towel rail in the bathroom seemed to be constantly on maximum heat with no way of adjusting this - so every time we used the bathroom it felt like a sauna. More than one spare toilet roll would have been useful, especially with how thin it is! We could quite easily adjust the temperature of the room, but this had been set to 30 degrees on arrival, which was rather tropical! The tea towel provided in the kitchenette had an odd smell too, and the glasses unfortunately hadn’t been cleaned very well. It would also have been a nice touch if some of the reception staff were more welcoming - a simple “good evening” rather than a stare when walking back into the hotel for example.

Since I was traveling alone, I wanted to be centrally located in a safe area. Fraser Suites was perfect for me because it was on the Royal mile halfway between the castle and the palace. Beds were very comfortable and everything was in working order! The room was always supplied with coffee, tea, tiny milk bottles and Walker shortbread biscuits! The staff was helpful, very friendly and knowledgeable of the area. When I return, I will definitely stay at Fraser suites again!

I think maybe a small restaurant or even a small store to purchase items for the room would be a nice touch. I did request a room with a refrigerator and sink which I did receive and it was perfect.

Easy check in, they have bag storage (we kept ours there 2 days between stays and they even delievered to room), very clean rooms and bath. Most rooms have a little kitchen area with fridge and sink and microwave so it was very convenient. TVs are "smart" but we were able to login to wifi them stream our movies from the tablet to the TV seamlessly. beds were comfortable and we had plenty of towels. Keycards turn on everything in room at door. Location was perfecct, right on royal mile in centre of down, easy walk to Edinburgh Castle and the trainstation. Probably our favorite hotel of the whole trip. They have a hadnicap accessible suite that we managed to get due to availability but it had several features that would be useful to those who need them

Honestly, nothing. Our room had a view of a wall and we didn't even care. Place was perfect.

the location is excellent and only 5min walk from railway station and best place for sights on royal mile,. booked a executive room which was large very clean and no noise from outside lovely room apart from few minor things which did not spoil are break. breakfast n/a as plenty outside on royal mile

minor detail was executive suite was in basement and only had top third size windows so you need a neck like a giraffe to look out off and there is no view.in the kitchen area there was a large watermark on ceiling, would book again but look at higher rooms

Excellent location and spacious rooms. There was annoying noise from the aircon on the first night. On speaking to the very helpful manager we were upgraded for a very small extra payment and assistance was given to move rooms. Staff were fine with us leaving baggage before check-in and after check-out. Will definitely stay here next time we are in Edinburgh.

Location is what the Fraser Suits is really all about. The room is nice for sure but for $300 per night you'd expect a nice room. It's small but bigger than the room we had in London for the same price. Gym was disappointing. The could do much more with the space they have. Basically a treadmill, bike and a few free weights.

Staff was great except one guy working the desk who seem to have an issue smiling or greeting you when you entered the hotel. Even the cab driver told us when he picked us up that the guy seemed to be having having a bad day. I said it seems he's been having a bad three days. Other than that, great staff, perfect location in the center of it all.
