Excellent, helpful owner and staff. Lovely room with a big bay window.

It was a little expensive and a little out of the way, but access to town was very easy via local busses that stopped very close to the house.

The property was close to public transport, had parking and you could get into the city quickly! The bed was really comfortable and the room was clean and warm! I especially loved the Bluetooth mirror! The staff were extremely friendly and welcoming, and made me feel really comfortable being a solo traveller

The only things I would add to improve would be tea/coffee facilities within the room rather than in the lobby, as I didn’t like having to go down in my pjs when I wanted a drink. I would have also liked a mirror in the bedroom so I could do my hair / makeup in the room and not the bathroom

We enjoyed our stay! There was a bus stop just outside, so we could easily get to the city center. Not too far away (10-20 min walk) is a Costa Coffee, which is also close to another bus stop, so we were able to get breakfast fairly easy each morning. We did not partake in the guesthouse’s offer of breakfast, so I cannot rate that option. There was hot water for showering (at least 40 min straight) and 2 towels in the room. We didn’t have our room cleaned or get any new towels while we were there, we were fine with what we had, so I cannot rate housekeeping skills either. Although it was certainly clean when we arrived! The room was quite comfortable temperature wise, not cold (the bathroom more so than the room) but not overly hot either. The comforter on the bed was fluffy and kept us snuggled all night! Even though we arrived around 11pm, the proprietor was available to speak with us about a confusion, and welcome us for our stay. Recommended if you have a tight budget but want to see the city and simply need a place for your head at night!

For anyone who is a light sleeper, this place might not be to your liking. It is an older building, so the floors are wood and squeak, and the walls are thin, so you can hear everything happening around the place. They are also currently expanding the building. Construction starts around 8am every morning, we didn’t mind it as we wanted to tackle each day, but if you wanted to sleep in, be ready for some music and hammers around that time! The bed was also a bit lumpy. Kind of expected that the bed wouldn’t be like the one at home, but the springs were quite prominent in certain spots!

This large Room was clean, well laid out and comfortable. Plenty of Tea & Coffees and milk provided.

Not really dislikes, but points that you may find dissatisfaction with, if you’re not made aware of at booking. This B&B only has a pre booked continental breakfast with an additional charge. I would have definitely preferred a cooked breakfast that the majority of B&Bs provide. The residence only has x2 parking bays, however free parking is available directly across the street in a local school “open” carparks. No interaction with staff, which if new to the area would be handy for local knowledge & tips etc. Access is by key code to main door and room key in envelope on hall desk. Staff are contacted by mobile.

Very clean and cosy room, comfortable and child friendly. bathroom was super clean and good walk in shower facility for lovely warm shower after flight ✈️ and journey. the dinning room has a beautiful view through the bay windows, and a must and pleasant sitting corner for the readers both adult and children.

The front of Ayntree house is beautiful so is the front garden, it will bring out the bay windows and make it even more attractive if freshly painted and if shrubs in front garden are trimmed

We stayed in a lovely fresh room with good facilities. Beautiful ensuite shower room with access to a kettle and drinks making. There's a good wall mounted TV with access to subscription platforms. It's close to the amazing beaches of Portobello & a short drive from the city centre. The host that we met to book us in was friendly & helpful.

Mind your head on the hanging rail & mugs for drinks instead of cups would be good. Let the host know in good time what time you'll arrive to save a wait to be let in.

I cannot thank the gentleman who runs Aynetree enough! We had a scam air BnB the day of Taylor swift and found out an hour before we had to leave for the venue. We booked the Aynetree minutes before we arrived, which was incredibly reasonably priced considering Taylor swift was on. The man we dealt with could not have been more helpful, and even offered us a route there in his taxi for less than Ubers! I cannot thank you enough. Without this guesthouse our evening would have been ruined.

Given the circumstances, I cannot fault

Room was nice except construction site outside. It was cold in the room but it was cold in all hotels we stayed in the UK - that’s normal as I see. Location is good, close to Portobello beach: we were lucky with weather and had a nice walk on the beach promenade. There are many cafes there and it’s nice to have breakfast near the sea shore

There was no garden view, there was construction site view. That was disappointing. If you stay in the room behind the kitchen and someone decides to eat at 1 a m you will hear everything.

Our hosts were lovely people who provided us with outstanding accommodation, so much so, that we were sorry to leave. Our room was brand new, spotlessly clean. The location is a short bus ride from Edinburgh Central and there is a bus stop almost outside their property. Would be happy to recommend to anyone and we would like to stay with them again when we return to Edinburgh in the future. Max and Helen Dick.

Very good value for money ( 1/2 the price of central Edinburgh) . I was met by the proprietor 8.30 pm. Radiator was on in the bedroom and very warm and cosy. Tea and coffee available in the hallway. Free WiFi. Modern TV with connection to Netflix and Prime video. Limited parking as stated but on street parking plentiful. Bus is £2 outside guest house into central Edinburgh.

Breakfast is limited to cereals but also stated on booking summary.
