Great location, friendly staff, on-site parking and a clean room with a fridge. I was upgraded to a larger room on arrival. No restaurant but pubs / takeaways / supermarkets within walking distance and a 25-minute walk into the city centre. A previous review stated that you were not permitted to eat in your room, this is not the case and I did. There is a sign which says no alcohol to be consumed on the premises.

My only criticisms are likely to have been addressed by the time I return (and I will). The mattress was past its best, the docor was tired and the shower was a bit weak. I was the first guest to stay in that room since the new owners reopened, and it is clear that there are improvements already being undertaken for other rooms.

I cant give a review for the Emerald residents hotel as ew didn't stay at the property stayed an 1 of the owners other properties called (diamonds villà )after call from staff saying they had a leak not a problem in re locating as it was only a 20min walk in to car of york

Beds very uncomfortable and felt like a large divet in mattress making g it very uncomfortable to sleep property was on ,ain't road with lots of cars all hrs of the night we had a gf room right by front door light on all night could do with being on a sensor other than that room was spacious and clean

The property is on a straight road to York, Great access to everything! They provide plates, cutlery and basic amenities for a pleasant stay. Car parking at the rear of the property was great and free! The room was absolutely beautiful and very large, had a newly refurbished bathroom and lovely interiors.

The rooms are very close together, meaning we could hear everything. From people getting out of bed, the toilet flushing, sink being used, people’s conversations, people entering and leaving the property, main road traffic. The sleep here was poor due to this. The light and fire in the bedroom didn’t work which didn’t affect quality of stay but would have been nice to be functioning. On arrival the bathroom had a strong smell of sewage which goes after having the extractor fan on.

The room was bright and comfortable (and we were even upgraded to a family room at no extra charge!), the bathroom was clean and well equipped, with good temperature and pressure. The hotel is currently being renovated, so everything is new and clean. The location is slightly out of the centre, but there are regular buses or an easy 25 minute walk. Parking is free and on the street outside. Would stay here again!

I don't have much to complain about, although my car was covered in sycamore leaves, sap and general stickiness from the tree outside. Just make sure to park away from it.

At arrival we managed to get the key before the actual check in time. I called the number and the housekeeper very kindly gave me the key card and showed me how to open doors for later on. We were so lucky to have a family room even if it was just the two of us. We stayed in room 3 at ground floor. There was plenty of space and lots of tea and coffee and a small fridge as well. The bathroom is awesome, brand new with a huge shower and very clean. We like staying in Fulford because it's much quieter than the city centre. The bus stop is very close and busses run every 15 minutes. Perfect for us!

It just need the heating system to work better

The rooms were very clean and comfortable. It was close enough to the centre to walk yet very near public transport if you don't want to walk. The staff were friendly and happy to help. They were welcoming when we arrived, checking in was a code to enter so no problems there: fast and easy! We were on the bottom floor so had a view and access to the garden- very nice and peaceful. There is a car park round the back also so there's no worries where to put the car either.

The staff are very helpful. My room was clean and roomy with all the appliances to help make you comfortable. The shower was adequate. Having a fridge in the room is a nice touch.The tea, coffee and compliments was plentyful, nice to see. Overall my rooms were acceptable.

The carpet could do with renewing ,it sets the tone for the rest of the room and it doesn't need to be expensive. If I am in the area, I would try to book there again.

I liked the room, very spacious and comfortable, it was easy to park and off road spaces available. Bus stop right over the road to get into York City centre was very handy. Tea and coffee making facilities were in the room and we could use the patio doors to outside. There was a tele with apps so we could watch a film in the room, the lady who checked us in was very helpful abd told us about where to get the bus.

No problems really but didn't like that I had to phone up to get in when we got there and the curtains didn't go to the floor on the patio doors so let some light in, in the morning

Great friendly approachable staff, very helpful. The hotel was a great location only 1.5miles from town centre, we used local buses easy accessible from outside our hotel on all occasions. Lot's of great sights to see all within easy access from hotel. Comfortable room, clean, Fridge was great in this hot weather, & large fan also. I used their ironing equipment. Tea/coffee facilities good. Room had a nice large bath/shower very spacious, TV on wall, comfy beds. We would stay here again on our next visit. There is also an Aldi/Iceland within 5mins walk, or an early am walk down to the River Ouse. There's lot's of good pub's on the main road both directions to relax on evening if you don't want town centre.

Only one gripe & it was one of the other guests, fire alarm went off very early 5.50am on Sun am, our last day..I was extra tired on this day, but we made the most of our stay.

Location was great. Rooms were huge and the bed was comfy. It's a little basic had two double beds a sofa, kettle, fridge, wardrobe and a private bathroom. It was clean, just reminded me of older bet sits but we just wanted somewhere to sleep that was going to cost a fortune.so this was perfect. Took 30 mins to walk into town. We just walked to a couple of pubs on the way

No food was served in the hotel. We had the down stairs flat so you would hear the front door slam a lot which did keep waking me up
