It was very convenient for getting into York. The host was very helpful, our room was comfortable and breakfast was lovely. Free parking on site which is a bonus, although it was a bit tight if you came in late

The room although comfortable was a bit tired looking, with what appeared to be mold on the ceiling in one corner. The en-suite was small and the shower had a plastic curtain which meant it leaked onto the floor. We arrived on Thursday but where told there would be no breakfast available. Ended up in a great little cafe called Sunny's just down the road

The dining room was lovely and bright and clean. The proprietor was friendly and informative. The breakfast was delicious. Hugo was adorable

The room was at the top of the house so impossible for my husband to stand up. I had trouble getting into the bed because of the eves. I think the room would be better served as a single. The reception area’s were lovely and bright. The bedrooms were tired and need updating. On first impression you get a feeling of dingy, but on closer look you can see that the cleanliness is impeccable, which would not be easy for such an old building.

Cute, traditional English house! Breakfast and the hosts were amazing. Free parking was very convenient. We were also allowed to have a later check in so this is much appreciated

The location wasn’t so good as I hoped, especially at night. Around 10 pm we were waiting the bus for 20 mins and did not turn up so took a taxi and charged us £10 for 5 mins driving into the city, this is not up to the property though. During the day the buses were more frequent. But maybe during summers months I wouldn’t mind walking into the centre. Also the room was a bit small for the money we paid, but hey-ho, I guess we pay for the Christmas spirit as well 😃

The Guest House was well situated within walking distance of York city Centre. if you are less energetic there is a Number 7 Bus stop right opposite the guest house which takes you right into the City Centre. although no Food was included in this stay there is Sunny's Café and sandwich bar 9 minutes walk from the Guest house on Fulford Road. If you want an evening meal the bus takes you right into the City Centre with plenty of Choice's for food. The room was well heated and comfy. If I ever Stay in York again I will consider this my port of call for Accommodation

Although I could not get the TV in the room to work this did not spoil my stay as I made do with alternative arrangements

The staff were really friendly and helpful. The room was spacious and clean. Breakfast was delicious, although the selection is somewhat overstated in the menu. At breakfast I was served by Pasquale who was very friendly, attentive and provided a nice big portion of full english breakfast.

The only complaint I have is that the shower wasn't great. The head was a little bit broken so that not all of the water came out the spout. Also, for me the location was great as it was very close to the Uni but for tourists it might be less ideal.

The room was family room, clean , spacious and comfortable beds. Plenty of extra toiletries, tea and coffee supplies left out in several locations. The communication between the owner was great and he was very accommodating allowing for early check in . 20 min walk into town nice stroll. There's an alidi and Iceland 1min walk where you can also get bus .In the opposite direction is a bar and restaurant 5min walk away. Plenty of parking outside.

The only issue I had was breakfast When booking it stated they provided breakfast included in the cost of your stay. On entry there is a sign stating times of breakfast and what's available, this is also on the back of room door. Arrived down for breakfast at times stated to find door to dinning room was locked. Sitting was 8am to 8.45am and 9am to 9.45am . I was a little early for the 9am so waited until 9.10am no one came . I contacted the owner and he informed me Breakfast not available until the weekend. I was a little surprised as that is not what was stated in my booking not is it stated on website. There are no signs in the guest house stating Breakfast only served at weekend. We stayed Monday and Tuesday night

Everything was great! The host welcomed us at the check in, gave us amazing travel tips on York and surroundings. As well, he was kind to ask us if we wanted to opt in for the breakfast service. The room was clean, comfortable with extra blankets available ( in case it gets cold). Great to have parking available in the house’s yard. Location was great too, 30min walk to city center, or bus option available too. Would definitely recommend!

This was a really lovely place. The owner was really friendly. Rooms were really well stocked with tea, coffee etc and more available in hallway. Both ours and sons rooms had our own bathroom which we were pleased with. Place was really clean. All in all, a lovely place that we would recommend and come back to. Got an uber to the centre for £5 but bus right outside near enough. Local pub wonderful too

Matress could have been bit softer as my back was a bit sore this morning and thats all i can comment with.

Lovely clean guest house. Fantastic bus route into York. Spacious room. All that we needed. Thank you.

The only thing I would comment on is please put on the website/booking.com, and a notice in reception. If you get in after a certain time, please be respectful that other guests may be sleeping. 1.45am, a few lads came in and were really loud coming upstairs and woke me. Also continued to be loud in the room next door, for another hour.

Lovely warm room. Very clean. Staff very helpful. Breakfast great value. Nice dining environment. Had a lovely time in York. Amazing place to visit.

We are used to a bigger bed but perfectly adequate. TV a little too small. Coffee machine does not keep coffee warm so when milk added it goes cold.
